County maps 1708 & 1709 referenced in the CC&R’s legal description from the invalid November 2015 “homeowner” vote to reinstate CC&R’s that expired 6 years earlier! The term “homeowner” is not valid considering individuals outside  of Duck Hill Estates and not even bordering the legal description were allowed to vote.

The 3 maps basically overlap and both 1708 and 1709 call out the Nevada Parks road easement as document 892950 shown on the road page. These maps not only acknowledge the valid easement but also validate 2 additional points:

  • Merl Stewart’s property is not part of the legal description fitting the CC&R’s. His lot is separated by Nevada Parks property, does not even border Duck Hill Estates and he should never have been allowed to vote to “reinstate” CC&R’s that expired 6 years earlier that did not impact his lot.
  • The maps show that currently 400 feet of Duck Hill Road on Nevada Parks property has been maintained for years. Any discussion that we are not allowed to maintain the road is wrong per document 892950 and is only selectively followed when it meets personal arguments.
